Dear Neighbor,

As your candidates on the "Standing Up for Port Chester Taxpayers" ticket, we know what it is like to live here and experience the terrible burden that our property taxes have become. Almost 10 years ago, the Town of Rye did a revaluation on everyone's property and this caused many properties to have radical changes in the amount of taxes they paid.

Ever since the revaluation, we, along with so many other residents believe that there are many discrepancies in the values that have been assigned. One such example is the Capitol Theater: valued at $1.5 million, it sold for $11.5 million 3 months ago. It should have been paying 8 times the amount of taxes all along. Inaccurate undervaluation like this then shifts this tax burden to other innocent property owners who end up paying more.

Every year the Town of Rye Assessor adjusts the values of thousands of properties throughout the Village of Port Chester. All of these changes are arbitrary estimations supposedly calculated based on other sales in the Village. Unfortunately, many times they are way off the mark.

The Town of Rye shifts the burden of being ACCURATE on these estimations to us, the property owners. Every year property owners are mailed a notice of their changing assessment. If you disagree with the change, you have the right to challenge their estimation of the value of YOUR property.

Here's How You Do It:

  1. File a Grievance with the Assessor's Office, which will then be considered by the three-person board, the Board of Assessment Review (BAR). This board is comprised of three residents of the Town of Rye.
  2. If that does not work to your satisfaction, you can then file a claim in the Westchester County Small Claims Court in White Plains, which does not require an attorney, and this court will make a decision based on your application.
  3. If all of that does not work, you can hire an attorney and file an application for a Tax Certiorari Lawsuit against the town. A judge will then decide upon the issue.

 

Our Standing Up For Port Chester Taxpayers team believes that you should not be overcharged or undercharged. These tax assessments need to be FAIR AND ACCURATE. This is TAX RELIEF our residents need! Make certain you are paying only your fair share and not anymore. It's YOUR RIGHT to challenge your assessment!
