Go Green Before Selling

Going green can often help sell a home more quickly.

Many households still tend to shy away from adopting green living habits for fear they’ll be too hard, time-consuming, or expensive. In reality, there are many green habits that are easy, inexpensive, and will help you sell your home faster. Cutting down on energy usage is often a great way to save money. Do you know that many buyers today will ask a seller how much they pay each month on their utilities? Some might even go so far as to ask for copies of the homeowners utility bills. In order to make this often large amount of money seem more reasonable, going green can help. Consider “greening” up your appliances. According to the Environmental Protection Agency, getting rid of old and outdated appliances can save thousands of dollars per…

New CT Liquor Sales Law Not a Neat Little Package for Stores

Small shop owners in Greenwich gird for extending their work week to stay competitive.

For the first time since Prohibition, this coming Sunday marks the first time Connecticut residents will be able to buy alcohol in local package stores. And the owners of smaller mom-and-pop stores say the bill signed into law earlier this week by Connecticut Gov. Dannel Malloy is forcing them to work additional hours in order to remain competitive with other local stores and those stores just across the border in Port Chester. At many stores on the CT-NY border in Greenwich, signs announcing Sunday business hours are becoming as common place as sales signs for beer, wine and alcohol sales specials. The new law allows booze sales from 10 a.m. to 5 p.m. on Sunday. But that's not to say the operators of those stores are pleased with Malloy …

Indian Point Debate: Battle Between Jobs and Safety

The public duked it out at Thursday night's long and heated forum surrounding the Nuclear Regulatory Commission's annual assessment of Indian Point.

Eleven thousand jobs created by a power plant. Eighteen million lives affected in the New York metro area by its demise. Those were the main numbers the protestors – of which there were many at Thursday night's annual public hearing on Indian Point – were throwing around. The protestors were louder, or least more organized, than the pro-nuclear folks. They were also more colorful. There were the Raging Grannies with their purposely frumpy clothes and song (a gimmick, admitted one, but anything to get the message heard). Some Japanese people wore hazmat suits emblazoned with red nuclear symbols, a powerful reminder of the Fukushima disaster and the fact that Japan's gone fully non-nuclear since. As of two weeks ago, the country closed its…

Verdant Electric is already doing tidal power under the East River in NYC and just got the environmental impact statement approved--unlike Indian Point it won't kill billions of fish and fish eggs every year as the Hudson is heated up to cool the lethal irradiated fuel tanks which incidentally, were mentioned as a possible target by Al Queda when they decided to only hit the World Trade Towers. …   more ›

The recall is nationwide.

Thousands of crib tents sold by several major retailers are being recalled due to a "serious safety risk," state and federal officials said Thursday. The state Department of Consumer Protection is alerting consumers about a nationwide voluntary recall announced by The U.S. Consumer Product Safety Commission and five major retailers. Refunds will be made available to consumers who have purchased any of the recalled crib tents or play yard tents made by Tots in Mind, Inc., officials said. According to CPSC, infants and toddlers are at risk of serious injury or death due to strangulation and entrapment by the products, and agency officials are urging parents and caregivers to stop using these crib tents and play yard tents immediately. Do not…

Interns: Not Just for Coffee Anymore

The days of interns being office gophers are a thing of the past. Employers need to be aware of the rules for interns.

Need someone to do your filing, sort your mail, fetch your coffee and other grunt work? An unpaid intern is not the answer. Many may remember summer intern experiences where they had hoped to learn about business and a particular industry but instead spent their time being the office errand boy or girl. Woe to the company that tries that now. New federal guidelines for internships were released in 2010 in response to the uptick in the number of unpaid internships over the last few years. The concern was that some employers were bringing in unpaid labor to help them through tough economic times.    One of the issues is having unpaid interns perform tasks that displace paid workers. For example, if an intern performs work that the firm would…

Mayor Saddened Discount Grocery Store In Port Chester Closing

Calls That Discount Place "a great concept."

Port Chester Mayor Dennis Pilla said he was saddened to hear that a discount grocery business that opened in the village last year is closing its doors. "I was saddened to hear That Discount Place is closing," Pilla said. "Jane Stout was pioneering a great concept that is new to our region. It's too bad that it did not catch on quicker." Stout said that she's planning to close the store at the end of the month, unable to keep the cash flow necessary to operate the business. She has announced a Going Out of Business sale. "I wish Jane success in all her future untertakings," Pilla said. "I am extremely confident that she will be successful in whatever she pursues."

This story doesn't get into it and maybe it is not anybody's business but I am wondering if lessons will be learned here. The article simply mentions "cash flow" issues as the cause of the problem. Was it the cash flow of simply not enough business, was it the high taxes (leads to high rent) that cause the problems? Was it high insurance? Other expenses? I am just wondering if Ms. Stout would be …   more ›
